Email all documents to the Admin (Lolita & Merissa) or deliver them in a Red Folder to the tray at front desk to initiate the new listing workflow. 3. DB will sign off on the listing agreement & send the folder over to the administrative assistant to process. 4. The admin will enter it into Dealius, email you the executed listing agreement, and (*only if box is checked on info sheet) email CoStar the Site Info Sheet to get it added on the website before marketing materials are complete. 5. The marketing team will let you know who will be working on the listing. 6. Mark will complete the sign request based on your directions. 7. Once the flyer is finalized per your approval, marketing will create an eBlast and add to the eBlast schedule. 8. Marketing will post the listing on LoopNet and submit to CoStar, Crexi, and Catylist. | The Process for Lease Closings – Phoenix 1. Initiate Transaction Record. Ensure the deal is entered in Dealius (provide the Link, Deal Name, or Deal ID) OR complete a manual Routing Checklist. 2. Submit Lease Documents and Routing/Dealius Entry – Submit all related documents directly to the Brokerage Adminfor review. 3. Admin Review & Execution – Admin will review, sign and pass off for closing. 4. Transaction Closing – Admin will close the transaction. 5. Marketing Notification – Admin will notify the marketing team to remove the suite/property and the sign if necessary. 6. Accounting & Funding – Accounting will get routing sheet from Admin and will cut the check once funds are received! The Process for Sale Closings – Phoenix 1. Initial File Submission –Submit the PSA, EMR, Amendments, etc. within 10 business days of execution to the Brokerage Admin OR add the Brokerage Admin to the Escrow email thread. 2. Closing Day Requirements – On the day of closing, submit the full Closing Package (If applicable, Settlement Statement, Recorded Deed, Recorded Affidavit of Property Value, etc.) and Routing Sheet to the Brokerage Admin. 3. Admin Review & Execution – Admin will review, sign and pass off for closing. 4. Transaction Closing – Admin will close the transaction. 5. Marketing Notification – Admin will notify the marketing team to remove the suite/property and the sign if necessary. 6. Fill out the routing checklist. 2. Submit a copy of the fully executed lease. 3. Submit a copy of the invoice that has been sent to the client. 4. Provide all of the above documentation to Joanna. CLOSING A SALE Broker needs to: 1. Fill out the routing checklist. -Submit the fully executed contract with all addendums -Submit all earnest money deposits -Submit Final Settlement Statements -Submit the closing documents from the title company -Provide all of the above documentation to Joanna 2. Ben will review and sign the routing. Joanna will then scan to Admin to close in Dealius. 3. Admin will notify the marketing team to remove the suite/property. 4. Joanna will have the sign removed, if the property has sold. 5. Admin will provide the closed file to Joanna. 6. Joanna will cut the check when payment is received! |
